Prices, figures and GST

Every figure anywhere on this site includes GST at 15%, and is in New Zealand dollars. That covers what you pay us, and it covers every number the calculators produce — each line, each subtotal and each total. There is no GST-exclusive figure anywhere on the site, so you never have to work out which one you are looking at. The price shown at checkout is the total you pay, and a GST receipt is emailed on purchase.

A quote you are given may not work the same way. Quotes from trades and merchants are often presented GST-exclusive, sometimes with the GST shown only as a line at the bottom and sometimes not shown at all. Before you set one against a figure from this site, check which of the two you are holding. Fifteen percent is large enough to reverse the answer.

Assumptions behind the estimates

Every calculator on this site produces an estimate, not a quote. Nobody has seen your bathroom. To produce a number at all, the calculator has to assume the ordinary case, and the honest thing is to say exactly which ordinary case it assumed. All of them are below. Part of every whole-room range is who runs the job (A7); the rest is where your job differs from these.

A1  One room, priced on its own

Every figure covers a single bathroom. If you are doing two, price them separately — the second room is not half the first, and it is not double either.

A2  An ordinary New Zealand house

Built between 1970 and 1990, on a timber floor at ground level, with aluminium windows. A villa, a concrete slab, a second storey or a room the trades cannot get a wheelbarrow to will all price differently, and the calculator has no way to know which one you have.

A3  Everything goes back where it came from

No relocated toilet or shower waste, no wall moved, no window changed or resized, no work touching the building envelope. Moving a waste through timber joists, or changing an opening that may be carrying a lintel, are both real jobs with real costs and neither is in the figure. Either one can be the whole difference between the number here and the number a builder gives you, and neither is visible in a bathroom until somebody looks.

A4  Standard tile, ordinary sizes

Tiles are priced at a standard allowance until you choose your own. Tile price and tile size both move the labour, not just the supply: small format and very large format each cost more to lay than the middle, for different reasons.

A5  A complete repaint on any job that opens the walls

This one pushes the number up, and it is deliberate. Plaster and paint around a shower and you may as well do the whole room, because the new work will not match the old and the difference is more obvious in a bathroom than anywhere else in the house. A whole room and a shower replacement both allow for it. A toilet or vanity replacement is a plumber and the new fixture, and nothing else.

A6  The shower is priced as you choose it

Acrylic or tiled, the calculator prices the one you pick. A tiled shower carries more trades — waterproofing, tiling and glass — and the glass is an allowance until it is quoted for your opening. Over a bath, the shower is priced with the bath rather than as a separate enclosure.

A7  The two ends of the range are two ways of running the job

The bottom of a whole-room range is the job priced trade by trade, with no project management fee and no renovation company margin. The top is the same job with both added, as it would be if one company ran it, plus a further 10% for what the calculator cannot see. A shower, toilet or vanity replacement carries neither, so its range is narrower.

A8  A 10% contingency on installation, and none on products

The installation side carries a 10% contingency for what nobody can see until the wall is open — a rotten floor, a waste that crosses three joists, a wall that turns out to be doing something. Products carry none, because a vanity costs what it costs. A contingency is not a budget for a different job: asbestos, re-piling, a rewire beyond the room or structural repair are separate work and are not in the figure at all.

A9  No consent, and no consent costs

Nothing in any figure covers a building consent, a resource consent, a Certificate of Acceptance, council fees, inspections, or the drawings a consent needs. Most bathroom work can be done without a consent, but only while it keeps meeting every condition of the exemption it relies on — and nothing visible changes on the day it stops. Whether your job still qualifies is a question about your job, not about bathrooms.

A10  A product estimate is a published price, less 20%

Product figures are not quotes and they are not what a merchant has offered you. Each one names a real product, takes its published retail price, and deducts 20% — the discount a trade account can usually expect, and the reason the estimate is worth having at all. Where a product was already advertised on sale, the sale price is used as it stands rather than discounted a second time. Every price carries the date it was checked, and prices are re-checked roughly every two months, so a figure is only ever as current as its date says.

A11  Rates move

The figures are built on New Zealand trade rates as at the date at the top of this page. They are reviewed as real jobs come through and they will change. A number you took from this site months ago is a number from months ago.

What an estimate is not

It is not an offer, a quote, or a price we will hold. We do not quote your job and we do not manage your build, so no figure on this site is one we could be asked to honour. It is a number to take into a conversation with the people who will quote you, so that you can tell whether their number is ordinary.

The same applies to the product lists and specifications: they describe what a job of that shape usually needs. They are not a design, not a producer statement, and not a substitute for the licensed practitioner who has to stand behind the work.

The Manual

The Manual is digital content, licensed to you for your own renovation. Access is tied to the address you bought it with. It is yours to use on your job and to show to anyone working on it; it is not licensed for use as a commercial pricing tool, and it may not be resold or redistributed.

It is a live tool rather than a fixed document, so it is added to and corrected over time. Rates change, and a figure you recorded earlier does not update itself. Where a change would alter a figure you have already relied on, the Manual says so rather than quietly moving it.

Consultations

Payment confirms your appointment. If you need to reschedule, contact us at least 48 hours beforehand and we'll move it at no charge.

Cancellations more than 48 hours in advance are refunded in full. Inside 48 hours, we may retain a portion to cover the reserved time. If we cancel, you are refunded in full.

Refunds

Because digital content is available immediately, we do not generally offer change-of-mind refunds once you have opened it. This does not limit your rights under the Consumer Guarantees Act 1993. If the content is faulty, not as described, or you cannot access it, contact us and we will put it right or refund you.

Advice, not a guarantee

The calculator and the Manual and the consultations provide general guidance based on experience. They are not a building inspection, a design certification, or engineering advice, and they do not replace the need for licensed practitioners, council consents, or professional inspections for your specific project. Decisions you make about your renovation remain yours.

Where this site describes what the law or a manufacturer requires, it is describing the general position at the time of writing. It is not a determination about your building, your product or your installer.
